
Resident letting agent |
The resident letting agent licence allows you to:
- rent out and manage units in residential complex (e.g. block of units) on behalf of the unit owners and body corporate
- collect rent
- operate a trust account
- let units in different complexes if they are connected via a common boundary and not separated by a road.
Restrictions
On this licence:
- you must reside full time in the residential complex that you plan to manage (not applicable for corporation directors or all partners in a partnership)
- the principal place of business must be located at the building complex where you do the letting
- you cannot sell any units independently, as this requires a real estate licence
- you must find a suitable replacement to manage the units while you are absent due to holidays or illness. If you go for more than 30 days, you must apply for a substitute licensee.
Eligibility
To be eligible for a resident letting agent licence, you must:
- be 18 years or over
- be a suitable person, which means not:
- affected by bankruptcy action
- convicted of a serious offence in the previous five years
- disqualified from holding a licence or registration certificate
- being recorded in the register of disqualified company directors under the Corporations Act 2001
- have no criminal involvement in unlawful activities
- have at least one place of business in Queensland
- have completed six subjects of the Property Development and Management Training Package (PRD01) or Property Services Training Package (CPP07) through a registered training organisation.
Training requirements
To qualify for this licence you can complete these six subjects of the Property Development and Management Training Package (PRD01) through a registered training organisation:
- PRDRE10A Manage agency risk
- PRDRE18A Lease property
- PRDRE19A Provide property management services
- PRDRE28A Maintain trust account
- PRDRE37A Perform and record property management activities and transactions
- PRDRE39A Prepare and execute documentation.
Alternatively, you can complete these six units from the Property Services Training Package (CPP07) endorsed by the National Quality Council:
- BSBSBM406A Manage finances or BSBSMB406A Manage small business finances
- CPPDSM4006A Establish and manage agency trust accounts
- CPPDSM4007A Identify legal and ethical requirements of property management to complete agency work
- CPPDSM4010A Lease property
- CPPDSM4015B Minimise agency and consumer risk
- CPPDSM4016A Monitor and manage lease or tenancy agreement.

Applying for a resident letting agent licence
To apply:
- meet the eligibility criteria
- complete the training requirements and attach proof of qualifications
- complete PAMD Form 1-3 - Application for resident letting licence (corporations and individuals) (PDF, 643 KB)
- provide originals or certified copies of your birth certificate, birth extract, passport, Australian citizenship certificate or drivers licence (see below for advice on getting certified copies)
- pay the licence fee of $1124.50 for one year or $2105.85 for three years
- pay the criminal history check fee of $35.90
- supply a copy of the registered survey plans of your residential complexes, if more than one complex
- supply written proof from the body corporate for you to carry on the letting business at the complex, including the term of the agreement, CTS number and building name (this can be supplied at a later date to allow processing of your application to begin)
- lodge the application (see the application form for lodgement details).
Criminal history checks
Applicants must undergo a criminal history check to confirm their suitability.
The criminal history check costs $35.90 (which includes $1.13 GST) for each person who appears on the application form. The fee applies to all applications and renewal notices.
Processing time
Processing time is 4-6 weeks. However, it can take longer if we need to contact you for missing information or fees.
The processing time may be up to six weeks because the criminal history check process, handled by the Queensland Police Service, is thorough and time consuming.
Send certified documents
Take the original document and a copy to a Justice of the Peace, Commissioner for Declarations, solicitor, barrister or a Notary Public. They will stamp and/or sign the copy and write ´This is a true copy of the original document´.
The Department of Justice and Attorney-General has a list of JPs in your area. Otherwise, contact your local post office, courthouse, bank, shopping centre manager or pharmacy who may be able to advise on the location of local JPs.
Please note that a photocopy is not a certified document.
Refunds
Depending on your circumstances, you may be entitled to a partial refund if you withdraw your application or it is refused. We will also refund any unused criminal history check fees or fingerprinting fees.
