Protection under the Act |

Under the Manufactured Homes (Residential Parks) Act 2003, the park owner must give potential home owners:
- two copies of a written contract that outlines the standard terms and conditions, and any special conditions agreed between the home owner and the park owner
- a home owner's information document which, provides important information in relation to:
- basic responsibilities and obligations of home owners
- basic responsibilities and obligations of park owners
- the process for terminating site agreements
- selling manufactured homes and transferring site agreements to a new owner
- authorising a park owner to sell a home owner´s manufactured home in the park
- procedures for paying, increasing and reducing site rent
- information on dispute resolution including any internal dispute resolution process, the home owners´ committee and the Queensland Civil and Administrative Tribunal (QCAT).
- a copy of the park rules and any proposal to change park rules.

The Act also prohibits park owners from engaging in fraudulent, misleading, unconscionable or harassing conduct in the operation of a residential park or in acting as a home owner´s agent to sell, or to negotiate the sale of a manufactured home.
