Note: If you are applying for a corporate property developer licence, you must also have a property developer (director) licence.
You must hold a corporate property developer licence if your company completes more than 6 residential property sales in any 12 month period.
This licence allows your company to:
- complete more than 6 residential property sales in any 12 month period
- register other offices where the corporation conducts its business
- employ property developers
- employ property developer directors
- employ property developer salespersons.
Eligibility
A corporation is suitable to hold a corporate property developer licence if a director of the corporation is a licensed property developer director.
A corporation is not suitable to hold a corporate property developer licence if:
- it has been placed in receivership or liquidation
- an executive officer or director has been affected by bankruptcy action
- an executive officer or director has been convicted of a serious offence anywhere within the last five years, including any of the following criminal activities punishable by three more years of jail:
- fraud and dishonesty
- drug trafficking
- extortion
- arson
- unlawful stalking
- violence or the threat of using violence
- any offence of a sexual nature
- an executive officer or director has been disqualified from holding a licence or registration certificate
- an executive officer/or director has had a cancelled or suspended property agent licence or registration certificate
- an executive officer or director has caused a pay out from the property agents and motor dealers claim fund
- an executive officer or director has been disqualified from being a licensee or executive officer of a corporation
- an executive officer or director has been listed on the national register of disqualified company directors
- an executive officer or director has had an order made against them by the Property Agents and Motor Dealers Tribunal.
- if we decide that the company is not suitable to hold a licence.
Training requirements
There are no training requirements for a corporate property developer licence.
Applying for a corporate property developer licence
To apply:
- meet the eligibility criteria
- complete PAMD Form 1-2 and notes - Application for corporate licence (PDF, 588 KB)
- provide originals or certified copies of your birth certificate, birth extract, passport, Australian citizenship certificate or drivers licence (see below for advice on getting certified copies)
- provide certified, passport-quality photos of yourself
- pay the licence fee of $605 for one year or $1085 for three years
- pay the criminal history check fee of $35.50 of each executive officer/director and business partner/associate
- lodge the application (see the application form for lodgement details).
Criminal history checks
Applicants must undergo a criminal history check to confirm their suitability.
The criminal history check costs $35.50 (which includes $1.13 GST) for each person who appears on the application form. The fee applies to all applications and renewal notices.
Processing time
Processing time is 4-6 weeks. However, it can take longer if we need to contact you for missing information or fees.
The processing time may be up to six weeks because the criminal history check process, handled by Queensland Police, is thorough and time consuming.
Making the process quicker
Send certified documents
Take the original document and a copy to a Justice of the Peace, Commissioner for Declarations, solicitor, barrister or a Notary Public. They will stamp and/or sign the copy and write ‘This is a true copy of the original document’.
The Department of Justice and Attorney-General has a list of JPs in your area. Otherwise, contact your local post office, courthouse, bank, shopping centre manager or pharmacy.
We will send your original documents to you after we assess your application. Please note that a photocopy is not a certified document.
Pay all criminal history check fees
Remember to pay a separate fee for yourself and each person on the application form.
Refunds for unsuccessful applications
If your application is unsuccessful or it is withdrawn, you will receive a partial refund. Your application fee is non-refundable, but we will refund your licence fee and any unused criminal history check fees.
